Over the past year, I’ve watched the starter-home landscape in the U.S. shift toward a more balanced market—welcome news for first-time buyers in Wyoming and beyond. Entry-level buyers now have more choices, fewer bidding wars, and a bit more negotiating power than we’ve seen in recent years. It’s not uncommon to see sellers offering credits, help with closing costs, rate buydowns, or even repairs and longer inspection windows. Sometimes, appliances or furnishings are also up for negotiation.
That said, well-priced homes in great condition are still moving quickly, especially in tight-knit communities like Powell, Cody, Lovell, and Basin. But if a listing is overpriced or needs some TLC, buyers have more room to negotiate on price and concessions.
Affordability remains a challenge—average 30-year mortgage rates hovered near 7% through mid and late Q3 of 2026, which definitely impacts monthly budgets. For those who are financially prepared, this is a less frenzied window to buy. My focus as a Realtor® is always making sure you’re equipped with the right information and a solid plan—keeping your savings, credit, and future financial strength at the heart of every decision. Homeownership should enhance your life, and I’m here to help you navigate it with clarity and confidence.
