A US builder sentiment index came in at 32 in Late-Q3, below the 34 estimate and Mid-Q3's 35, signaling softer single-family conditions.
Key internals also weakened: current sales conditions fell to 35, six-mo expectations to 37, while prospective-buyer traffic held at 23 in Late-Q3.
To generate demand, more builders used discounts and incentives. Price-cutting reached ~4 in 10 builders, while the avg. reduction stayed near 6%.
Sales incentives were used by ~2 in 3 builders in Late-Q3, the highest share since the prior Late-Q4, highlighting affordability strain and elevated borrowing costs.
The main watchpoint is softer six-mo expectations, suggesting builders saw a tougher near-term path as they worked harder to convert prospective-buyer traffic into sales.
