    Halloween Carnival

Wyoming friends and neighbors, mark your calendars for October 30, 2026! The Paul Stock Aquatic and Recreation Center will be buzzing with community spirit as Park County families gather for an evening of Halloween fun. Events like this are one of the many reasons I love calling our region home—our sense of togetherness truly sets us apart. As someone who’s helped many families settle into Park and Big Horn counties over the years, I know how much these traditions mean when choosing where to live and put down roots. If you’re new to the area, or simply looking to connect with neighbors, this is a perfect chance to experience the welcoming heart of our community.

  • Starter Homes Outpace First-Buyer Budgets

A typical US starter home carried a ~$2.2K monthly mortgage payment, requiring at least ~$103.6K income once rates and down payment were factored in.
That required income sat well above the median first-time buyer income of ~$72.1K, highlighting an affordability gap for households trying to enter US Real Estate.
A trade group defines starter homes at 85% of median value, yet first-time buyers can afford homes priced at only ~60% of median sale price.
High rents have made saving harder, rates were near ~7%, and typical owners of starter homes were 59, limiting turnover into entry-level inventory.
Consumer sentiment matched the numbers: 9 in 10 young adults said buying felt harder than for parents, and ~80% of US metros scored below 100.

  • US Construction Lead Times Reach 100 Weeks

Across Global markets, metals pricing is rising. Aluminium briefly eased after a ceasefire, then climbed again as renewed fighting disrupted Strait of Hormuz shipping.
Nickel prices are rising with shipping disruptions from Indonesia. Concrete is climbing on higher energy, transportation, and raw material costs, though local supply shapes impacts.
Insulation pricing climbed too, led by petroleum-dependent polyiso board. Manufacturers announced further increases of ~5%-8%, adding to earlier hikes of ~6%-12% recently.
Gypsum and steel stud makers also announced price increases, citing higher material, energy, and transportation costs, while weak residential demand helped limit actual impact.
Lumber hit a 4-yr high as Canadian import tariffs and mill cutbacks tightened supply; lower futures hinted at easing ahead, while lead times kept stretching.

  • Unlock $100K+ in Home Equity

Homeowners should compare their existing mortgage rate with current options first: higher existing rates may suit cash-out refinancing, while lower rates may make a HELOC.
A HELOC offers flexible access to large equity amounts: borrow only what you need, pay interest on used funds, and navigate variable-rate draw periods.
A home equity loan fits owners who know the exact amount needed, offering predictability that can help with renovations or debt consolidation.
Experts said equity works best when it strengthens net worth, not lifestyle spending; downsizing can unlock cash without new debt and may reduce housing costs.
Before borrowing, stress-test your budget and long-term math: qualifying alone is not enough if job loss, income swings, or rate changes could strain payments.

  • Park County Market Update

Here's a quick update on Park County's real estate market. Homes are selling at a similar pace as before. The number of available houses and completed sales both remain consistent.

  • Homebuyers Can Shape Their Mortgage Rate

An analysis of 1.35M US purchase loans from Early-Q1 2023 through Late-Q4 2025 showed wide differences in borrower rates within the same month.
Within a given month, the middle 80% of borrowers landed in a 93-basis-point range, equal to ~$28.4K in home price on $2K budgets.
Credit mattered most. Raising a score from the high 600s to 720 improved likely pricing, and the key thresholds to watch were 700 and 720.
Comparison shopping offered the clearest immediate opportunity: within retail lending, a very competitive lender beat a typical one by 19 basis points, worth ~$5.8K.
Reaching 20% down barely changed the rate, improving it by just 0.7 basis points; the bigger savings came from avoiding mortgage insurance.
