Risk repricing pushed lending costs higher across the US, including 30-yr fixed mortgages, creating a sharper affordability challenge for Gen-Z and younger millennial buyers.
By Early-Q4, the national avg. 30-yr mortgage rate had climbed from ~3% at end-2020 to low-7%, lifting payments sharply on the same loan amount.
For each $100K borrowed, monthly principal-and-interest costs moved from ~$400 to ~$690, showing how rate resets quickly changed affordability for typical households.
Since Mid-Q1, payments on a ~$500K home with 10% down had increased ~$368 monthly, trimming disposable income and making household moves harder.
As rates climbed, owners with older low-rate mortgages had less reason to move, limiting turnover and leaving first-time affordability near multidecade lows.

The Housing Market Is Getting More Expensive to Wait Out
Higher borrowing costs are raising the cost of delaying a purchase, as buyers who wait face potentially larger monthly payments if financing conditions remain elevated.
Home prices are not falling fast enough to offset financing costs, meaning waiting for a cheaper home does not automatically guarantee a lower overall purchase cost.
Buyers still have negotiating opportunities in some markets, particularly where inventory has improved and sellers are competing for fewer offers.
Takeaway: Waiting can make sense for some buyers, but the decision now depends on the full cost of financing, price and negotiating leverage—not rates alone. -
Monthly report: Home price analysis for 800+ metros, 3,000+ counties, 25,000+ ZIPs
As someone deeply rooted in the Big Horn Basin and Northwest Wyoming real estate, I find national home price trends offer valuable perspective for our local market. According to the latest monthly report, U.S. home prices slipped by 0.1% from July to August 2026—less than the typical 0.4% seasonal increase. Over the year, prices still climbed 1.3%, though regional dynamics continue to shape the story, with fewer metros seeing price declines compared to last year. For those considering a move, investment, or sale in Park or Big Horn counties, understanding both the national landscape and our unique local factors is essential. My approach as a Pricing Strategy Advisor is always to blend data with honest, people-first guidance—helping you make informed decisions that fit Wyoming’s way of life.

Homebuyers Gain Pricing Power Amid Mortgage Shifts
It’s an interesting season for buyers and sellers across Wyoming and the Big Horn Basin. Right now, sellers are outpacing buyers nationally by 58%—an unusual turn that’s giving buyers more leverage on price negotiations. But there’s a flip side: mortgage rates have climbed to 6.76% for a 30-year loan, making monthly payments steeper and refinancing far less attractive. Instead, I’m seeing more folks exploring home equity options, with these inquiries now making up 76% of mortgage demand. In my years serving Park and Big Horn counties, I’ve learned that understanding these shifts—whether you’re relocating, investing, or weighing your next move—makes all the difference. My goal is to help you make decisions grounded in clear information and local insight, so you can move forward with confidence.

Global Prefab Materials Growth Outlook
The global market was estimated near $95.6B in 2026 and projected to reach $151.2B by 2033, reflecting ~7% annual growth through the forecast period.
Demand is expanding as builders seek faster execution, better material use, steadier quality, and parallel site preparation with factory production to improve scheduling.
Manufacturers are advancing lightweight components, insulated panels, engineered wood, precast concrete, and modular systems, while digital design and automation support accuracy, coordination, efficiency.
Adoption still depends on manufacturing capacity, skilled installation teams, and regulatory acceptance, while transportation needs, customization, and upfront factory investment can limit project fit.
Growth opportunities center on modular and sustainable buildings; polymer and composite materials, plus commercial projects, are expected to expand fastest during the forecast.
